  • Is there a difference between a rental agreement and a lease?

    Yes. A rental agreement, or a periodic or month-to-month agreement, is a written contract for a short-term tenancy. Most rental agreements are for 30-days, but can be for other periods. With a short-term tenancy, the landlord may also change the rental terms, such as the rent amount, by providing proper notice to the tenant.

    A lease agreement, or a fixed-term lease, is a written contract for a term of tenancy that is usually six-months or a year. For the term of the tenancy, the rights and obligations defined in the tenant lease agreement cannot change until the term expires or upon the tenant's agreement in writing. When the lease expires, the parties may create a new lease, the landlord may decline to renew the lease, or if the tenant remains in the rental unit, the tenancy automatically becomes a month-to-month agreement.

  • What happens if the property I am renting is sold?

    The owner of the property has the right to sell the property regardless of the lease type. However, as a tenant you have the right to remain in the property for the duration of your fixed term rental agreement or for 42 days from the date of notice of your periodic rental agreement.

  • What are the pre-requisites to avail e-registration facility in Pune?

    All parties should have Aadhaar card and PAN number.

  • How many witnesses are required for the rent Agreement process?

    A total of 2 witnesses are required during rent Agreement process and both witnesses should have PAN number and Aadhaar card available at the time of execution of the e-registration.

  • Is it necessary to Notarized Rent Agreements in Pune?

    In India, it is not mandatory to notarize a Rent Agreement. As long as it is printed on Stamp paper and is signed by both parties and by two witnesses, it is considered binding. However, if you wish to notarize it, you may do so.

  • Do I need to show ID?

    As part of the referencing process we need to be sure a tenant is who they say they are. We will require a proof of residency (such as a utility or council tax bill from the last 3 months) and proof of ID (such as a passport or driving licence).

  • How many days does it take for the Rental Agreement to get registered?

    Once submitting all the documents it takes 2-3 working days for the document to get registered.

  • Why do I have to pay a deposit?

    The landlord trusts the tenant to keep the property in a good condition and in good order. The deposit is held to ensure that any damages (over and above fair wear and tear) can be corrected at the end of the tenancy.

  • What if I want to end the tenancy?

    If you are tied into a fixed term contract, you will be liable for the rent until the fixed term is finished. If you are no longer in a fixed term contract (ie. a rolling contract) your tenancy agreement will define the notice you need to give.
